Job Position: Facilities Manager/Maintenance Tech

Location: Greeneville, TN 37818

Pay Range: $55-65k Based on Experience

The Position

You will take ownership of and grow within this essential position in our continuous improvement culture. Our facilities manager can dive in as a hands-on, service oriented, maintenance technician, responsible for maintaining our Greeneville Headquarters building. This individual performs, oversees, directs, and monitors facility/property maintenance while ensuring compliance with all regulatory agencies. Purchases maintenance inventory of supplies and tools, manages all leased properties, and oversees fleet vehicle care and maintenance. Responsibilities also include the daily operations of all warehouse functions, such as shipping, receiving, storage, inventory management, staff management, maintenance, and safety. 

Responsibilities:

·       Coordinate and manage the overall maintenance of our headquarter facilities and other properties by scheduling, assigning, and performing duties in carpentry, electrical, painting, plumbing, HVAC, roofing, and security. 

·       Responsible for all equipment preventive maintenance; ensure accurate maintenance and work order records. Maintain records and prepare reports for management review 

·       Oversee landscaping, janitorial, housekeeping, and security performance. Inspect buildings and equipment for repair and maintenance requirements. Coordinate office furniture and space needs, and supervise facility cleanliness initiatives. 

·       Ensuring all properties are protected at all hours and responding to emergency facility requests. 

·       Manage all leased properties as the primary point of contact. 

·       Coordinate with external vendors to ensure all equipment is operational. 

·       Review, improve and enforce safety and security policies including building physical security plan, coordination of building fire drills, exit plan, security coverage, coordination with local responders, attend security related meetings as needed internally and with Greene County. Training programs for employees on EH&S policies, procedures, and regulations.

·       Assist in the design and development of facility improvements and renovations. Perform routine EH&S. Develop performance metrics to provide guidance and recommendations to leadership on activities for improvement. 

·       Ensure warehouse operation’s efficiency, on-time shipments, quality, and safe working environment. Coordinate delivery trucks for local and regional deliveries. 

·       Receive deliveries and freight from various vendors Maintain accurate inventory and inventory locator system. Ensure the optimal utilization of space through warehouse consolidation. Incorporate all requirements regarding rotation of inventory, LIFO/FIFO, obsolescence, and shelf-life.

Your Education & Experience 

·       Bachelor’s Degree or equivalent experience, training and/or maintenance certifications/licenses. 

·       3 + years of maintenance experience in a professional office environment or warehouse; supervisor experience preferred. 

·       Experience successfully managing vendor relationships and projects 

·       Proven experience with HVAC, electrical, plumbing, carpentry, and security systems. 

·       Experience with MS Office Suite; knowledge of basic office equipment. 

·       Must successfully complete operational and safety training for driving company vehicle. Must have and maintain a valid driver’s license.
